These terms govern the use of Vatra Homes by the portfolio owners we give access to, and by the managers and tenants they bring with them. They are short, because the product is invite-only and the commercial detail belongs in the agreement signed alongside them rather than in a click-through nobody reads.

There is no sign-up button and no free trial. Access begins with a request on this site or a conversation with us, and an account is created by a Vatra Homes administrator for a named portfolio owner. That owner then brings their own people in: managers they assign to projects, and tenants they onboard onto leases.
Using the platform — signing in, or being given an account and using it — means accepting these terms. If you are accepting them for a company, you are confirming that you may do so on its behalf.
There are four roles, and what each can reach is decided in the database rather than by hiding buttons. You agree to use only the account you were given, to keep its password and any two-factor device to yourself, and to tell us promptly if you believe someone else has got into it.
The records a portfolio owner puts into Vatra Homes — properties, tenants, contracts, cheques, bills, documents and photographs — belong to that owner. We do not claim ownership of them, we do not sell them, and we do not use them to train models or to build a product for anybody else.
We process them to run the service: to show them to the people the owner has authorised, to generate the documents the product generates, to send the notifications it sends, and to support and secure the platform. How we handle personal data inside those records is set out on the privacy page, which forms part of these terms.
An owner can export any filtered view as CSV at any time, and can ask us for their data in full. If you are putting someone else's personal data into the platform — a tenant's passport number, say — you confirm that you are entitled to, and that you have told them what you are doing with it.
Do not:
Responsible security research is welcome and is covered by the disclosure paragraph on the security page. Tell us what you found before you tell anyone else, do not touch data that is not yours, and we will not treat it as a breach of this section.
We will make reasonable efforts to keep Vatra Homes running and to keep it repaired, and we would rather say that plainly than publish an uptime figure we do not currently measure. There is no service-level commitment attached to these terms. If you need one, it belongs in a commercial agreement and we are willing to discuss it.
The service changes. Features are added, changed and occasionally removed, and maintenance sometimes means a short interruption. Where a change would break something a customer depends on — the API above all — we will give notice rather than ship it quietly.
The listings API is documented at /developers and is read-first: it serves the listings an owner has chosen to publish, plus one endpoint for submitting an enquiry against one. These terms apply to it in full, and three things about it are worth stating here.
An owner can revoke a key at any time, and doing so cuts off the integration using it immediately. Listings withdrawn from publication stop appearing in the feed without an explicit deletion event, so reconcile your own copy periodically.
There is no published price, and nothing on this site is an offer of one. Fees, payment terms, the length of a term and anything agreed about support or availability are set out in the written agreement between us and the portfolio owner. Where that agreement and these terms disagree, that agreement wins.
An owner can stop using the platform at any time and ask us to close their account. We may suspend or close an account that breaches these terms — immediately where the breach threatens the platform or somebody else's data, and otherwise after telling you what the problem is and giving you a fair chance to fix it.
On closure we will give the owner a reasonable opportunity to export their data before it is removed. Ask for it before you close the account, not after.
Vatra Homes is a record-keeping tool. It stores an Ejari certificate and number; it does not register a tenancy with the authority. It tracks a cheque and tells you when one is due; it does not bank it. It produces a contract from what you entered; it is not legal advice, and the responsibility for what a document says and whether a filing was made stays with you. Check the figures before you act on them.
We are responsible for running the service with reasonable care and skill. We are not responsible for a loss caused by data you entered incorrectly, by a decision taken on the strength of it, by your own systems, or by something genuinely outside our control. Nothing in these terms limits any liability that cannot lawfully be limited.
Any further limitation or cap on liability is a commercial matter and belongs in the signed agreement. We have not written a number into a public page in the hope you would not read it.
No governing-law clause is published here, deliberately. A clause of that kind names the legal entity it binds and the courts that would hear a dispute, and the registered entity behind Vatra Homes is not stated anywhere on this site. Rather than name a jurisdiction we have not published an entity for, we leave the clause out.
Governing law and jurisdiction are agreed in writing with each portfolio owner as part of their commercial agreement. The team operates from Dubai, United Arab Emirates. When the operating entity is published here, this section will carry the clause in full.
These terms change when the product does. The date at the top of the page moves with them, and where a change materially affects how a customer uses the platform we will tell the affected owners directly rather than rely on the date changing.
