# Vatra Homes > Vatra Homes is a Dubai residential property management platform that keeps a unit's lease, cheque schedule, utility bills, maintenance requests, move-out inspection and documents on a single record, shared by the owner, their manager and their tenant. Access is by request — the product is invite-only and has no published price. It is a browser application, English-language, built for the Dubai market: Ejari certificates and numbers, RERA and DLD terminology, DEWA and Empower utility recharge, AED as the default currency, and post-dated cheques as a first-class object rather than a note on an invoice. This file lists every public URL on the site — twenty documents: the marketing page, nine feature pages, three audience pages, the API reference and the six company pages. There is no blog and no pricing page; anything not listed below does not exist. ## The product - [Vatra Homes](https://vatra.homes/): The whole public page — what the product is, what it covers, who it is for, and how to request access. - [The problem](https://vatra.homes/#marketing_problem): What running a Dubai portfolio across spreadsheets, WhatsApp and a filing cabinet actually costs. - [One record](https://vatra.homes/#marketing_record): The idea — one record per unit, carrying lease, money, bills, maintenance, documents and people. - [How it works](https://vatra.homes/#marketing_week): What changes in an owner's or manager's week. - [The lifecycle](https://vatra.homes/#marketing_lifecycle): A unit from onboarding through renewal, move-out and sale. - [Inside the product](https://vatra.homes/#marketing_tour): The product itself, screen by screen, captured from a running account. - [The tenant portal](https://vatra.homes/#marketing_portal): What a tenant can see and do — sign their contract, raise maintenance, start a move-out; the lease, rent and cheque schedule are read-only to them. - [Coverage](https://vatra.homes/#marketing_coverage): Everything built today, by domain: portfolio, properties, tenants and leases, money, bills, documents, operations, access and security. - [Who it is for](https://vatra.homes/#marketing_roles): Portfolio owners, their property managers, and their tenants — four roles in total, including super-admin. - [Built for Dubai](https://vatra.homes/#marketing_dubai): Ejari, RERA, DLD, DEWA, Empower, service charges, AED and post-dated cheques. - [Questions](https://vatra.homes/#marketing_faq): Six questions answered against the product as it is built today, including whether it replaces Ejari (it does not — registration stays with the authority; the certificate and number are stored on the contract). ## Features - [Cheque tracking](https://vatra.homes/features/cheque-tracking): Every post-dated cheque as a dated row on its contract, with a bank and one of four states: pending, deposited, cleared or bounced. - [Ejari and contracts](https://vatra.homes/features/ejari-contracts): The tenancy contract generated from the unit record and signed by both parties, kept with its Ejari number and certificate; a contract signed on paper can be uploaded in its place. - [DEWA and utility recharge](https://vatra.homes/features/dewa-recharge): DEWA, Empower, gas and internet as billed periods on the unit, each with a payer, and a recharge that runs from owed to invoiced to settled or deducted from the deposit. - [Service charges](https://vatra.homes/features/service-charges): The annual service charge budget built from the rate per square foot, kept beside the invoices and receipts actually billed period by period. - [Move-out](https://vatra.homes/features/move-out): A move-out from the tenant's request, through a room-by-room inspection recorded with photographs, to an itemised deduction sheet against the deposit. - [Tenant portal](https://vatra.homes/features/tenant-portal): The single screen a tenant signs in to — lease, cheques, documents, maintenance and move-out — and the read-only boundary around it, enforced in the database. - [Selling a unit](https://vatra.homes/features/sell-property): A sale recorded with its price, fees and agents, set against what the unit cost to buy and what it earned in rent, as a profit and loss for the whole holding. - [Off-plan payment plans](https://vatra.homes/features/payment-plans): Off-plan developer instalments by type — booking, DLD, agent commission, construction, handover and post-handover — dated on the year calendar with alerts. - [Maintenance](https://vatra.homes/features/maintenance): A maintenance request carrying its category, priority, status, photographs and note history, and the one action that sends it to an engineer by WhatsApp or email. ## Who it is for - [For portfolio owners](https://vatra.homes/for-owners): What the owner's account holds: every unit, cheque, bill, developer instalment and sale result on one surface, including the cheque that did not clear. - [For property managers](https://vatra.homes/for-managers): What the manager's account holds: the assigned buildings and nothing else, scoped in the database rather than in the interface. - [For tenants](https://vatra.homes/for-tenants): What the tenant's account holds: their lease, their cheque schedule, their documents, their maintenance requests and their move-out. ## Developers - [API documentation](https://vatra.homes/developers): The public read API for listings — endpoints, authentication, scopes and rate limits. - [OpenAPI specification](https://vatra.homes/openapi.json): The same API as a machine-readable OpenAPI document. ## Terminology used on this site - **Ejari**: the Dubai Land Department's mandatory tenancy registration system. Vatra Homes stores the Ejari certificate and number on the contract; registration itself happens with the authority. - **RERA**: the Real Estate Regulatory Agency, the regulatory arm of the DLD. - **DLD**: the Dubai Land Department, which oversees Dubai real estate including Ejari registration and title deeds. - **DEWA**: the Dubai Electricity and Water Authority. Vatra Homes tracks DEWA bills and their recharge to tenants. - **Empower**: a district cooling provider in several Dubai communities, tracked alongside DEWA, gas and internet. - **Post-dated cheque (PDC)**: how Dubai rent is usually paid, in one to four cheques. Vatra Homes tracks each cheque as pending, deposited, cleared or bounced. ## Optional - [About](https://vatra.homes/about): Who the product is for, why it covers Dubai only, how access works, the principles it is built on, and what it deliberately does not claim. - [Security](https://vatra.homes/security): The security controls the platform runs today, what it deliberately does not claim, and how to report a vulnerability. - [Privacy](https://vatra.homes/privacy): What personal data the platform processes, where it is stored, who can reach it, and how to ask for a copy or a deletion. - [Terms of service](https://vatra.homes/terms): The terms of use — access by invitation, the four roles, data ownership, acceptable use, the API terms, availability and termination. - [Brand](https://vatra.homes/brand): How the logo is drawn and set — construction measurements, clear space, minimum sizes, the palette with its measured contrast, the typefaces, and the do and don't rules. - [Contact](https://vatra.homes/contact): How to reach the team — one address for access requests, support, privacy requests and security reports.
